
Perth Airport: Skyfields unlocks 15ha greenfield site in industrial hub

Skyfields has received Federal Government approval to develop its last major greenfield site for industrial and aviation support services, at the heart of the Airport Estate.
The approval clears the way for Skyfields to develop 15-hectares of prime land at Tonkin Connect (Airport South), expanding on this established 160-hectare industrial precinct that plays a key role in supporting Perth Airport’s ongoing growth.
“Industrial sites of this scale are increasingly difficult to secure in the Perth metropolitan area, let alone with such close proximity to airport operations and major road networks,” said Skyfields Chief Property Officer Dan Sweet.
“Importantly, this site provides additional capacity ahead of the One Airport consolidation and the continued growth of passenger numbers, freight, logistics and aviation services.”
Approved for industrial and aviation‑support development, the site is positioned to accommodate businesses that need to operate close to terminals and core airport infrastructure as passenger operations are centralised and aviation activity intensifies.
The strategic location offers direct access to major roads, proximity to Kewdale Freight Terminal, and links to Perth Airport’s terminals, reinforcing its role as the gateway to Western Australia.

Other recent projects include:
- Pacific Energy’s new 17,100sqm headquarters, combining a modern corporate office with Australia’s largest manufacturing facility for stand‑alone power systems and a world‑class testing centre, with construction commencing soon;
- Epiroc’s next‑generation workforce training centre, completed in February, marking the fourth building within the global mining technology provider’s expanding Tonkin Connect campus;
- A major renovation of an existing 3,800sqm mixed-use complex into a contemporary food, beverage and amenity hub to support businesses and employees in the precinct;
- The Border Express distribution facility completed in 2024, comprising a 13,000sqm custom‑built warehouse designed to enhance operational efficiency, safety and flexibility for future growth; and
- The 19,500sqm Officeworks customer fulfilment centre completed in 2023, featuring a state‑of‑the‑art warehouse management system supported by 150 solar‑powered autonomous mobile robots.
A thriving industrial and logistics hub, Tonkin Connect is one of five distinct precincts across the 2,105‑hectare Airport Estate; alongside Airport Central (T1 and T2), Redcliffe Metro (Airport West) town centre and office park, Dunreath Green future mixed‑use development, and Airport North.
